WHERE WE BEGIN - CONSULTATION PHASE

Consultation helps us to realise your goals and helps you ‘the client’ understand more about us, and what we can offer you.  It is important when working on a construction and design (C&D) project that you get an immediate sense of integrity and competency from the consultant that you are dealing with. Our initial consultation and site visit is free.  We can either conduct your initial consultation over the phone, meet on-site (your project location) or we offer clients the opportunity to visit our show-home and office in Bearsden, ‘The Annexe’, where you can see a variety of design finishes first-hand.

During the consultation phase, we determine what stage in the C&D process you are at, and the scope of works required.  Some clients have a clear idea of what they want and may have already engaged an architect, or a designer and other clients are at the very first step in the process.   Either way, we can work with your existing architect’s/engineer’s plans, or we can start from ‘ground zero’ and work with you to draft these plans with one of our trusted sub-contracted architects or engineers.  If the works are not warrantable, nor require planning or listed building consents, (within permitted development rules), we can then determine if the project can move straight to the design phase, post site visit.

We know our clients’ have busy lives and some prefer a light touch approach, whilst others, want and need, complete project management and principal contractor duties undertaken.  Whatever your needs, we can work with you to achieve a beautiful home, and ensure that you feel part of the design process along the way. This initial meeting lasts approximately 60-90 minutes.


SITE VISIT & ’BLUE SKY DESIGN’

After your initial consultation, we would arrange an on-a site visit to assess the site and discuss your project in more detail.  At this point we like to do a ‘walk-through’ with our clients. Whether this is a home you have lived in for some time or one you’ve just purchased, we want to listen to how you feel about various aspects of the property from morning to night, season to season.  This helps us, help you get it right from the outset.  If this is an investment property, we can assist you in focusing your budget and energy in the right areas to maximize your investment return.  Depending on what stage of the C&D process you are at, will help us plan and manage this visit, ensuring we maximize the best use of your time.


CLIENT PROPOSITION

Having gathered enough information from the initial consultation and site visit, we provide client propositions to suit the project.  Our client propositions are not set in stone, but we produce these to provide a framework of the services that we provide. From here we can discuss which best suits your needs.

Examples of the client propositions we offer:

  • Initial design through to planning and warrant approval. 

  • Proposal and tender process, project costing.

  • Programme planning, project management, utilising Lilium Homes Ltd. trades and suppliers.

  • Principal Contractor services - leading the project end to end under CDM 2015 regulations, including on-site health & safety management, design, warrants and consents, budget planning/budget management, programme of works planning and on-site project management.

We can also deliver a more bespoke programme of works on smaller projects, on a room-to room basis, for example, kitchen or bathroom remodelling that requires no planning or warrant application. We can manage this from start to finish, costs would be determined dependent, on the scope of works.


BOTTOM LINE, QUOTATION

Clients need to know and want to know early in the process how much their project will cost. Once we know which client proposition best suits your needs and your budget, we can provide a clear quotation on the scope of works required. Basic propositions can easily be priced after the first site visit, and we do this for free. More complex propositions, often require several site visits with Lilium Homes’ sub-contractors, architects etc. During these visits, we are gathering a more detailed set of design specifications. This helps us to cost your project more efficiently and accurately. We can ensure through detailed information gathering, that we quote at the best rates on time, labour and materials. This service incurs a fee of £120-£180.


CONTRACT

Once you have accepted our proposition and quotation, we will provide you with a contract that sets out what we have agreed, and timescales for each project outcome. We will then have you on our planning schedule and your project planning will be underway.  Under CDM regulations we are responsible for conducting an on-site health & safety visit before work begins.


PROJECT MANAGEMENT & PRINCIPAL CONTRACTOR SERVICES

We can programme-manage your entire project, or we can also be as light touch as you need. Whether it’s a simple bathroom re-design, full home refurbishment or garden annexe/pod, we will organise and coordinate everything from on-site health & safety, new service utilities to final snagging. Client satisfaction is key to everything we do, our goal is to exceed your expectations…not just meet them. We want to create a beautiful home with you, not just for you.

As we meticulously plan and organise our programme of works and project delivery, our aim is to ensure your project runs smoothly and on schedule. Our Principal Contractor Sam, will undertake several site visits a week depending on the scope of works, and this will be agreed in advance with the client.


FINISH

Once your works are complete, we conduct an on-site visit, ensuring our standard of finish.  We will then have a walk-through with the client in order to sign-off on the works. A written guarantee will be provided, specific to works carried out.


INSURANCE & LIABILITY 

The most important thing you can do before engaging with any professional company on a design and construction project is to check their insurance and liability protection. We hold a bespoke policy through Stanhope, specialists in renovation and construction insurance. We are responsible for ensuring that all of our sub-contractors are fully insured and hold the requisite trade qualifications.
